Rock Pond Estates homes are constructed on a poured concrete frost wall with first floor being a concrete slab on grade. The foundation and slab are insulated and the slab is equipped with a state of the art radiant heat system. The forced hot water heat and domestic hot water is provided by a high efficient gas fired boiler as manufactured by Baxi. All utilities (electric, cable TV, and telephone) are installed to the unit through underground conuits. The electric service is 100 amps.
Framing
All units are built in place - not modularized. Walls are constructed of 2 x 6 with OSB sheathing. Insulation is R-19 in walls and R-38 in cap ceilings. Roof framing is trussed in the ranch units anventional in the cape style home.
Exterior Finishes
Windows are energy efficient vinyl units by MVP. Siding is a combination of vinyl veneers as produced by Owens Corning and Certainteed. Roof shingles are Architectural grade 30 year warranty from Owens Corning. Exterior doors are dent and corrosion resistant fiberglass units from Masonite. Overhead doors are insulated steel equipped with automatic openers. All exterior wood trim will be wrapped with color coordinated aluminum that eliminates exterior painting.
Landscaping includes paved driveways, maintained lawns, and a variety of shrubs and plantings.
Interior finishes
Walls and ceilings will be sheet rock finish and painted. Interior finishes will be colonial painted trim. Interior doors are six panel Masonite doors with Schlage lever hardware. All passage doors will be three feet wide for handicap accessibility.
Kitchen will be fully applianced with refrigerator, range, dishwasher, and microwave/exhaust hood. Kitchen cabinetry will be selected from builders choices. Basic paint schedule will be Dover White on all walls and Vellum on all trim (See options list from real estate agent).
